Civic issues
Topics getting the most attention in Currituck County public meetings, ranked by how frequently they come up.
Potential Corolla land acquisition
The board met privately to discuss negotiating the purchase of about 43 acres on Ocean Pearl Road in Corolla for a public purpose. No decision was announced.
K&S Mine North Special Use Permit (PB 26-11)
The county has 14 active mines. Commissioners tightened the approval process — conditional zoning in agricultural areas with new buffering — and allowed limited mining in remote single-family zones only for public road projects.
Major subdivision regulation
Feedback from community meetings in all five regions of the county points to record growth, strained utilities, scarce health care and emergency services, and workforce housing as the county's top headaches. Commissioners plan to turn the feedback into actionable items.
Adequate public facilities standards
The county's adequate public facilities ordinance only checks school capacity — public safety and utilities were dropped as hard to quantify. Commissioners want to explore adding them back, using other counties' ordinances as models.
Corolla Light Phase 10 Sketch Plan Amendment
Three small cottages added at the Beach Club at Whalehead, with open space still well above the required minimum. The units are targeted at, but not restricted to, workforce housing.
Major subdivision phasing and buffers
The board amended its just-adopted major subdivisions text amendment with detailed phasing limits — smaller phases, one plat recorded per year, and a 65% build-out trigger — aimed at slowing runaway growth.
Barco Reserve Subdivision Reconsideration
The previously denied 45-lot Barco Reserve subdivision gets another try after adding phasing and stormwater berms designed to protect low-lying Swains Lane homes from flooding.
Proposed Data Center
A work session with Timmons Group explored AI data centers and how Currituck might regulate them. Resident Vernon Potter urged commissioners to reject them, citing massive power use, pollution and empty job promises. No county position was adopted.
